FORTY new homes could soon be built on the edge of a Cheshire village.

Story Homes has submitted a full planning application for a development on land off Ryleys Lane, west of Alderley Edge.

The proposed scheme includes a mix of two to six-bedroom properties, with 12 of the homes designated as affordable housing for rent and shared ownership.

Josh Dobson-Brear, land manager for Story Homes North West, said: "Our plans for Ryleys Lane represent a sustainable and well-considered extension to Alderley Edge, a highly prestigious location.

"Story Homes is known for creating high-quality, aspirational homes, and we believe this development is a great fit for the area.

"We’re proud to have already delivered an award-winning scheme in Cheshire East at Fulshaw Manor, which reflects our commitment to design excellence, placemaking, and long-term community value.

"Ryleys Lane follows that same approach, and we look forward to working closely with Cheshire East Council and local stakeholders as the planning process progresses."

The development aims to provide homes for first-time buyers, families, and downsizers, and promises to deliver ‘high-quality’ housing alongside improvements for the wider area.

Plans include publicly accessible green spaces, children's play areas, and new landscaping.

Story Homes said it will focus on retaining and enhancing existing trees and views, as well as introducing measures to boost biodiversity.

The project will be supported by a Section 106 Agreement, which secures investment in local infrastructure.

Possible contributions could include funding for education, healthcare, transport, and public open space.

The site is located within walking distance of Alderley Edge village centre, schools, and the train station.

Story Homes said this location supports ‘sustainable, low-carbon lifestyles’ by making it easier for future residents to walk, cycle, or use public transport.

The developers added the proposal aligns with Cheshire East Council’s Local Plan, where the site is safeguarded for residential development, and believe it will bring both economic and environmental benefits to the area.

A decision on the planning application is expected in mid-2026.
