HOUSE prices in Cheshire West and Chester bucked the national trend, latest figures show.

The 3.5 per cent rise for September contributes to the longer-term trend, which has seen property prices in the area grow by 3.9 per cent over the last year.

The average Cheshire West and Chester house price in September was £275,035, Land Registry figures show – a 3.5 per cent increase on August.

Over the month, the picture was different to that across the North West, where there was a small rise of 0.5 per cent, while the UK as a whole saw a 0.5 per cent price drop.

Over the last year, the average sale price of property in Cheshire West and Chester rose by £10,000 – putting the area seventh among the North West’s 35 local authorities with price data for annual growth.

First-time buyers in Cheshire West and Chester spent an average of £224,600 on their property – £8,100 more than a year ago, and £55,800 more than in September 2018.

By comparison, former owner-occupiers paid £318,000 on average in September – 41.6 per cent more than first-time buyers.

Owners of detached houses saw the biggest rise in property prices in Cheshire West and Chester in September – they increased 3.7 per cent, to £441,811 on average. Over the last year, prices rose by 5.1 per cent.

  • Terraced: up 3.4 per cent monthly; up 2.8 per cent annually; £206,841 average

How do property prices in Cheshire West and Chester compare?

Buyers paid 26.2 per cent more than the average price in the North West (£218,000) in September for a property in Cheshire West and Chester. Across the North West, property prices are low compared to those across the UK, where the average cost is £291,000.

The most expensive properties in the North West were in Trafford – £366,000 on average, and 1.3 times the price as in Cheshire West and Chester.
