DEVELOPERS are eyeing up building a massive new warehouse on green fields.

The 1.9m sq ft of development could be built on a 117 acre site off Barleycastle Lane in Appleton, Warrington.

But no formal planning application will be submitted until after the council adopts its local plan – likely to be next year – which would give the green light to using the land.

The details are revealed in an environmental report sent to Warrington Borough Council this week.

The site is made up of six arable fields and a small pond and is close to the existing Appleton Thorn Trading Estate and near to the controversial plans for the Six56 development.

The document states: "Although the site is currently washed over by the green belt, if forms part of the wider South East Warrington Employment Area development allocation that is proposed by the draft local plan. "At this stage the applicant does not intend to submit the planning application until further process has been made on the draft local plan, such that it would not be determined by the local authority until the plan is formally adopted (currently programmed for around September 2023)."

The plans can be seen on the council's website under the search term, 2022/41634.

Langtree's Six56 application has been approved by the council but is now subject to further intervention from Government following the large outcry in south Warrington.
