House prices increased by 2% in Wrexham in November, new figures show.

The boost contributes to the longer-term trend, which has seen property prices in the area achieve 18.7% annual growth.

The average Wrexham house price in November was £195,496, Land Registry figures show – a 2% increase on October.

Over the month, the picture was better than that across Wales, where prices decreased 0.7%, and Wrexham outperformed the 1.2% rise for the UK as a whole.

Over the last year, the average sale price of property in Wrexham rose by £31,000 – putting the area fifth among Wales’s 22 local authorities with price data for annual growth.

Winners and Losers

Owners of detached houses saw the biggest improvement in property prices in Wrexham in November – they increased 2.3%, to £288,519 on average.

Over the last year, prices rose by 20.4%.

Semi-detached: up 1.9% monthly; up 18.4% annually; £176,997 average

Terraced: up 1.6% monthly; up 17.2% annually; £146,111 average

Flats: up 2% monthly; up 16.4% annually; £99,930 average

First steps on the property ladder

First-time buyers in Wrexham spent an average of £169,000 on their property – £26,000 more than a year ago, and £39,000 more than in November 2016.

By comparison, former owner-occupiers paid £225,000 on average in November – 32.9% more than first-time buyers.

Buyers paid 2.2% less than the average price in Wales (£200,000) in November for a property in Wrexham.

Across Wales, property prices are lower than those across the UK, where the average cost £271,000.
