A TRIO of Cheshire lots is expected to draw the attention of investors and developers when they go under the hammer next week.

The three available plots form part of the Meadowgate Farm residential development in Sutton Weaver, near Frodsham, and offer a variety of opportunities, comprising two parcels of land thought to be suitable for development plus an access road with parking bays.

They will go under the hammer with SDL Property Auctions on Friday, December 18.

Meadowgate Farm is a secluded riverside development featuring just six highly-desirable character homes close to open farmland and the River Weave.

Plot one, which has a guide price of £70,000 plus, and plot two, valued at more than £90,000, are both considered suitable for redevelopment subject to planning permission.

The third lot – access road and parking bays to accommodate around 10 vehicles, has a guide price of £20,000 plus.

Head of auctions North West, Andy Thompson said: “This is a really exciting opportunity which is a great example of the diversity of the lots we offer in our auction events.

"The plots form part of a small exclusive development which was built around 20 years ago by the current landowner. He had great success with a parcel of land in Frodsham in our last auction event so is now keen to sell these lots, too.”

Andy said the lots are likely to appeal to a variety of buyers.

He explained: “All three lots would be of value to the current residents of the development, whether they wish to extend their own gardens or are motivated by a desire to preserve the land from future development.

"They are also likely to attract developers investing with a view to building on the land in the future, although they are advised to consult the local planning department before making any commitment.

"There is value in each of the lots individually but we believe the access road will be of particular use when purchased in conjunction with one or both of the plots.”
