THE first phase of a major industrial development in Ellesmere Port has been completed.

A brand new 125,000 square foot unit, built by Caddick Construction, has been unveiled at North Road Industrial Estate.

The unit forms part of Liverpool-based Redsun's Aviator project which will ultimately provide 450,000 sq ft of industrial space at the popular employment site, which is already home to Vauxhall, Jaguar Land Rover and DHL.

The development, which is next to the M53, is being marketed by agents Knight Frank and Legat Owen providing opportunities for both sale and let.

Nick Wightman, of Redsun, said: “There is a distinct lack of good quality industrial buildings in this part of the region and our site will help to meet the demand.

Just a two-minute drive from the motorway network, the site has Enterprise Zone status, offering very attractive capital allowances against fit-out and machinery costs.”

Ian Threadgold, head of Caddick Construction’s North West office, added: “To deliver the first industrial build at the significant Aviator development is an honour for the team and testament to our experience in delivering high quality industrial premises.”

The development secured planning permission in 2018 and construction began last summer.

Redsun secured a development loan from the Northwest Evergreen fund and further investment through the Cheshire & Warrington LEP to kickstart the project.

Rob Tilley, Director at Knight Frank, said: “With a shortage of speculative developed large units of this quality in the local market, combined with its exceptional location, we are receiving a good level of interest.”

The design team was made up of Fletcher Rae, Quartz Project Services, Muir Associates and Crookes Walker Consulting.
